Thirty sites run in back-in, deluxe back-in, and pull-thru categories, all carrying water, sewer, and electric with cable TV and site WiFi, sized to 60 feet. Three straightforward categories keep booking simple, and 60 feet accommodates a long coach with a tow. A general store, laundry, restrooms, showers, and on-site dining handle the practical side. A clubhouse and recreation center fill the grounds, with boating, fishing, and swimming from the bay. The amenity set is focused rather than sprawling, which suits a family-owned park where the water is the attraction. Pets are welcome. San Leon is one of the Greater Houston area's most authentic fishing and boating communities — a small, unincorporated waterfront town on a peninsula between Galveston Bay and Dickinson Bay, known for its oyster boats, no-frills seafood joints, and a genuinely local character that the more developed parts of the bay have lost. Direct bay access from the park is the real draw, with the Kemah Boardwalk, Galveston Island, and NASA's Space Center Houston all a short drive. Summer bay season and the mild winter both drive demand on the upper Texas coast, with spring and fall offering the best fishing and most comfortable conditions. - Fun and partying are welcome, but please be aware of the other campground guests, especially after dark.

- Old, unmaintained, or damaged RVs are not allowed in the park.Children Policy
- Children 13 and under must be supervised at all times, in accordance with Texas State Law.
- Injuries to an unsupervised child may result in criminal charges against the parents.
- No more than one child per RV unless the stay is short-term.Pets Policy
- Pets must be leashed.
- No barking dogs staked outside.
- Always clean up after your pet.
- No aggressive dog breeds are allowed.
- All other pets must be approved by RV Park management.
- Pets must be kept indoors.
- Owners are responsible for the behavior of their pets.Vehicles Policy
- Do not park vehicles in the roadway. One tow vehicle per site is allowed.Trash Policy
- Trash must be put in the dumpster.
- If you keep trash outside your RV, it must be in a closed receptacle.

- If you wash your RV or vehicle at your site there is a $5 charge payable prior to washing.

- No major repairs are allowed on-site.
