It can be pulled by a Toyota Tacoma (that is what we pull it will) but it will pull better with a bigger vehicleDon't let her name fool you. She may be "Mini" but she can sleep up to 6 guests at max capacity. There is a queen sized Murphy bed that pulls down over the couch (it is not a couch pull out bed,) 2 comfy bunks - great for the kids (young and old!) and a dinette turns into a bed (fits one person comfortable but can fit two smaller people/kids.)She is loaded with a full service kitchen that includes a refrigerator/freezer (runs on propane or electricity), in-unit three burner gas stove, oven, microwave, sink and pantry storage to keep all your goodies. * Pick up and drop off must be completed no later than one hour before sunset. Absolutely no pick up or drop off after dark.
* All waste and drinking water tanks must be emptied upon returning the unit. Failure to do so will result in a fee

* Well behaved dogs welcome at no extra cost! But please do not leave them unattended in the unit at anytime. You know your pets the best, please DO NOT bring your pet if they are a chewer or are not house trained. Renter is financially responsible for any repairs or replacement fees due to damage from pets. If the owner believes there is urine or feces smell in the unit, renters agree to pay $250 fee + the charge of getting the unit professionally cleaned (by the owners preferred cleaner) to remove odor.
* Drug use and smoking of ANY KlND (cigarettes, pipes, cigars, vaping, marijuana, etc.) is strictly prohibited! If owner believes there was smoking inside the unit, it will result in a $500 fee + the charge of getting the unit professionally cleaned (by the owners preferred cleaner) to remove odor.
* All waste and drinking water tanks must be emptied upon returning the unit. Failure to do so will result in a $150 fee for us having to empty them for you.
* We ask for the unit to be returned in the same condition it was pick up in - counters, table top, couch and table cushion wiped down, fridge/freezer cleaned out and wiped down, dishes cleaned and put away to where they were found, rugs shook out, entire unit swept clean, all trash and belongings removed. We will take care of deep cleaning and sanitizing, washing and sanitizing bedding and refilling propane tanks.
* We ask you to respect and treat our home away from home like it is your own
* No festivals or crazy parties. This is best for a couple or small family looking to escape and enjoy the outdoors.
* Roof access is restricted for repair purposes only.
* We do not offer deliver and pick up service. If we have to come "rescue" Ms. Mini for any reason, there will be a $250 fee in addition to charging $5 per mile roundtrip.
* We ask that you do not use the awning when wind speeds of 15 MPH+ are present and we ask that it is stored while left unattended and not in use to avoid any potential damage. Renter is financially responsible for replacing the awning if any damage occurs.
* Only outdoorsy verified drivers are allowed to operate the towing vehicle (This is required through Outdoorsy.)
* We require copies of drivers license (from anyone that may operate the towing vehicle,) registration and verifiable auto insurance for the towing vehicle. We will request and collect this prior to pick up.
