This RV is in incredible condition, so don’t let the year deceive you. She’s been completely updated in 2020/21 and has a nicer interior than 95% of the RV's out there (even new)! She’s equipped with a reliable Ford 6.8L V10 gas engine that has only 21,000 miles. This RV is clean and well-maintained as we use her regularly for our own travels across the US. Stereo has Apple Car Play or Android Auto so just plug in your phone for navigation and tunes, while also connected to a rear-view camera.The entire RV has been remodeled to feel like a quaint farmhouse-themed tiny home with a fresh coat of paint, new LVT wood floors, and cute light fixtures. She features a remodeled kitchen with updated subway tile backsplash, ceramic kitchen countertops, new cabinet hardware, and a new faucet. There is a functional 3-burner gas stove, oven, microwave, a spacious refrigerator & freezer, and comes fully stocked with plates, cups, bowls, pots, pans, utensils, cutting boards, and kitchenware. The community area of the RV contains a full-sized sofa (turns into a bed), a comfortable swivel armchair, TV with built in DVD player and a digital antenna, USB ports to charge your electronics, and lots of storage. Start your day with a fresh cup of coffee or a latte using the Nespresso machine and heated milk frother (Aeroccino).The center bathroom/vanity/toilet has also been upgraded with all new features including counter tops, sink, faucet, cabinet hardware, and toilet, and a fresh coat of paint. The shower is separate from the bathroom. The master bedroom (rear of RV) has lots of storage space with tall closets, drawers, small cabinets over the bed, plenty of hooks and a large back and 2 side windows. All bed linens, pillows, towels, and RV toilet paper are included for the ideal vacation getaway. We also keep an array of cleaning supplies, a Swiffer mop with wet mopping pads, and a fully charged Dyson V7 Animal cordless stick vacuum cleaner for your convenience. What's includedFresh linens and towels, enough bedding for all your travelers (lets us know ahead of time so we can provide the right amount), bathroom basics (bar of soap and hand soap), kitchen basics (set of spices, cutlery, plates, cups, Tupperware, cooking utensils, pots and pans, cutting board) all included. In the undercarriage storage you'll find 4 camping chairs and a folding table. RecommendationsExplore anywhere, on or off the grid! Being at a campsite is much easier because you don't have to think about how much water you are using and how full the waste tanks are. you just plug in. However, it is nice to be able to plop down anywhere and be self sufficient by running the generator, using your full water tanks, and firing up the propane fed fridge and stove!For local trips we love going to Iron Mountain campground on lake DeGray and Buffalo Point on the Buffalo River. For further trips, we love the Rockies in Colorado and are looking forward to exploring New Mexico!Other things to noteMechanically, we have replaced the brake system this past year, installed LED headlights for better visibility, installed a front hitch (900 lbs. tongue capacity), added a hose on the side for cleaning gear and kids, installed two rear view cameras (one points straight down for parking and one points back to see traffic on the highway), replaced the entire roof and awning (both new as of 2/21). Tires are all in great condition and the motor purrs. As expected, the Ford cab has power windows & doors, cold AC, and is unexpectedly comfortable for the long drives. For safety while on the road, seatbelts are found throughout the RV for those not in the driver’s cab. To take your belongings for outdoor adventures, there is a new ladder leading to roof kayak/canoe storage, a 350 lb. rear hitch and a 900 lbs front hitch (tongue weights if carrying bikes or other gear). The motorhome is compatible with 30 Amp campsites, but you can also live off the grid with a 4 KW generator (built in), 56 gallon water tank, and all the amenities to explore as you wish. 19 gallon propane tank with no refill fee during your rental. A functional water heater and central heat and AC supports the motorhome to make her cool in the summer and cozy in those winter months.Altogether, this RV can sleep 6-8 people: there are 4 beds including 1 RV queen (memory foam) walk around bed in the main back bedroom (sleeps 2 adults, even tall people!), 1 king bed in the bunk above the driver’s cab (sleeps 2 adults), 1 full bed (converted from the living room sofa; sleeps 1 adult or 2 children and way better than your average sofa bed) and 1 shorter twin bed (converted from the kitchen/dining table; sleeps 1 adult or 2 children).Gas: The RV will be given to you with a full tank of gas. If the RV is not returned with a full tank of gas, $3.50 per gallon will be charged.
Propane: full upon pick up. No refill charge.
Generator: unlimited hours use
Cleaning: Both owners are vaccinated for COVID-19. In the era of COVID, there will be a 48-hour gap between every rental to ensure your safety. The RV will also be fully decontaminated with Lysol cleaner (which is effective against various coronavirus strains) according to CDC guidelines. There are also lots of nooks and crannies in an RV that require cleaning so in order to keep her in tip top shape and clean enough to ensure CDC standards, a $100 cleaning fee will be charges with each reservation. We really appreciate if she was returned in a similar condition to how you received her including cleaned dishes, no trash, vacuumed and swept floors, and a generally clean bathroom and shower. Cleaning fee does not include dumping tanks - this will incur an additional $100 fee removed from the deductible.
Rules: Dint take it off roading or in excessive mud. Always wear seatbelts when traveling. No pets (no exceptions, pet cleaning fee will be applied). No smoking (no exceptions, smoke cleaning fee will be applied).
