On the exterior, we provide all hookups with room to spare when you may be further away from the connections. Propane is included with your stay and can be used on the outside kitchen but if you prefer charcoal,  We have a portable Kingsford grill with charcoal, lighter fluid, and grilling utensils available. We throw in camping chairs, a small table and marshmallow sticks for smores. 
On the interior, you don't have to worry about the plates, cups, paper towels, utensils, pots, pans, measuring tools, toilet paper, propane, outdoor cooktop with fridge & ice maker, and linens (sheets, blanket, and pillows) for all the beds. We also provide a toaster and a Keurig Slim (with coffee cups). There is bath towels and hand towels in the bathroom and kitchen. We will provide some cleaning supplies, broom, and dust pan. 

The camper is equipped with a TV and media center with Bluetooth, HDMI, USB, AM/FM, for the days/nights when your are in the trailer we have a great selection of movies and games for the family to enjoy.

We provide the hitch and weight distribution sway bars.

We will provide all the training necessary for how to care for the RV and will always be on call during your travels for additional questions.

1.	Crawling onto the roof is strictly prohibited unless owner provides written permission e.g., outdoorsy messaging, email.
2. DOGS- We love dogs! So who doesn't want to travel with their additional family members. Only thing we request is obviously potty trained dogs. If your dog has severe anxiety when you are gone. Take that into consideration if you plan to leave them inside the RV UN-attended. Any damage you will be fully responsible for. They will be accepted on a case by case basis
3. Smoking and/ or Vaping is strictly prohibited inside the camper. Any evidence of smoking or vaping in the camper will forfeit your security deposit.
4. Retract awning if windy conditions are expected.
5. The cost of any damaged or missing items will also be deducted from the security deposit.
6. Please return the camper clean, 100% ready for the next camper. If travel trailer is returned dirty and/or the tanks are not dumped (and black tank not flushed) , and dump fees and/or cleaning fees have not been prepaid then the dump and/or cleaning fee will be charged to your security deposit.

- Allowable miles and generator usage are based on paid nights. So if you paid for three nights than you get 3 times the allowable usage of the generator and mileage, etc. Charges will accrue for any usage over that as per the listed amount.

Basic Rules:

1. No smoking or vaping of any kind inside the RV, any evidence will be subject to a $1000 "additional" cleaning fee. This allows for ozone treatment.
2. All “optional fees” are optional unless task is not done prior to return. RV should be returned in the same condition as it was at the time it was rented out i.e. cleaned and emptied all trash, full gas tank, full propane, grey and black tank emptied and flushed out.
3. No off road travels or out of country locations permitted.
4. No walking, sitting, standing, or lounging on top of the roof.
5. NO-Pets allowed, any evidence will be subject to a $1000 "additional" fee.
6. ONLY use 100% biodegradable, RV and marine type bath tissue that we supply.
7. Ensure all doors, cabinets and drawers are closed and locked before driving RV (this includes all undercarriage compartments, refrigerator, overhead vents in hallway and bathroom, bathroom doors, master bedroom door, etc.) to avoid damage while the RV is in motion.
8. Refuel Policy: RV should be returned with (at least) the same amount of gas provided at pick up, or renters will be subject to $50 refuel fee plus actual fuel cost.
9. Dumping Policy: Renter is responsible for emptying both gray and black (septic) tanks before returning RV to owner. Failure to do so will result in a $199 dumping fee. Empty Black first, then Grey, then flush out tanks.
10. Cleaning Policy: Renter is responsible for cleaning and empty all trash before returning RV to owner. Failure to do so will result in a $299 cleaning fee.
11. Towing Policy: Please let us know in advance if you plan to tow anything behind the RV during the rental period. You must bring your own flat-towing equipment and tow weight must not exceed 5,000 lbs. Renter must bring all other compatible equipment to tow their personal vehicle and it is required that you have a braking system installed in your towed vehicle. We keep the hitches locked at all times to prevent misuse. We charge a flat $200 tow fee.
12. Appliances: The A/C, slide-out(s), generator, awning, radio, microwave, stove, oven, television, etc. are convenience items. If any malfunctions should occur with any of these items, NO compensation will be made to you. For assistance, you are advised to consult the informational material in the RV or contact us.
13. RV Content: Renters agree to return the RV with all original contents in place to include any and all convenience items, inventory items, and any optional items requested in this rental agreement. When renters are away from RV, all doors including undercarriage should remain locked to prevent theft and overhead vents in bathroom and hallway should be closed to prevent water damage in the event of rain. Awning should not be opened during strong winds or while away from RV to prevent damage. If any inventory items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion.
14. There will be no refunds for early returns. Please inform us in advance if you plan to return early or if you are running late. Any drop-off after 11am CST will result in additional charges per number 15 below. It is inadequate to perform drop-off inspections in the dark as it does not allow for a proper visual inspection. Please plan your travel accordingly to meet pick-up and drop-off times.
15. Extending Rental Dates. You are responsible for reviewing this Agreement to ensure that all rentals costs and rental dates are correct. If you wish to extend the rental period, you must call us for approval. If you do not return at the scheduled drop-off time on the scheduled Rental Period End Date and you have not called us for approval to extend the rental period, you will be charged additional rental day(s), and any inconvenience fees incurred by the next renter. Please remember that our units are usually booked by other families picking up as quickly as the next day.
16. Late fee of $125 for up to 5pm on scheduled return day. Returns after 5pm will be an additional night’s charge in addition to the $125 late fee. All late returns are subject to owner availability.
17. By taking possession of this rental you agree that you were given the full walk-through of the RV and have found that everything with the vehicle is found to be acceptable, is as advertised, and in proper working order. You also agree that the services you purchased are considered rendered upon your pre-departure inspection of the vehicle, signing of this contract, and leaving with the vehicle to start your reserved rental dates.
