This 1999 31-ft Class C was garage kept by the first owners. With only a little over 21,000 miles (June 2020), it's as close to “like new” as a coach of its age can possibly be. It’s big enough for a family but small enough to be easy to drive and fit into almost any campground space. This Smoke Free and PET Free space is as clean and fragrance free as we can make it -- not truly hypoallergenic, but for our family and friends with allergy issues (some serious) we try.Windows have DAY/Night Shades. There is a detachable privacy curtain for behind the cab as well as a windshield cover for the outside of the cab. There is a curtain for the over-cab “loft”.We say it "sleeps 8", but 4 would have to be children. The dinette and sofa both make into beds, but too small for normal adults -- standard for Class C motorhomes. Adults fit the “loft” or the rear bedroom. We normally provide simple linens for the rear bedroom, but sleeping bags are much easier for the other sleeping spaces and are recommended.The kitchen sink has a removable cutting board/cover. The stove has a folding cover for additional work area, and there is a gas RV oven. The refrigerator-freezer is the standard 2-way (AC and LP gas) operation and is about the same size as a small apartment refrigerator. The microwave requires AC power, from "shore" or the generator. The dinette can seat 4 people.The bathroom is divided with the toilet and lavatory in a compartment with its own door, so it's always private (there is a bit of a learning curve to using and maintaining an RV toilet). The separate shower is enclosed with a glass door.There is lots of storage, important for such a small "tiny house", but Really important when on the move. You do NOT want items loose and "adrift" while moving.We no longer allow renters to use the awning. We do not allow the coach to be used as a tow vehicle.When the paper products are used up, it is the renters' responsibility to replace them.
What's includedDURING THE COVID PANDEMIC we are reducing what we normally include to only things that we can easily and reliably wash.
BEDROOM: Instead of a coverlet/comforter on the bed, we are including a second flat sheet (until we can find the simple bedspread that we *know* is here somewhere), because they're washable and the comforter really isn't. You will have to provide your own pillows, pillowcases, and any extra blankets you think you might need.
BATHROOM: You will have to provide your own towels and washcloths. A small bathmat might be a good idea if you're going to be using the shower.
KITCHEN: We will reduce the kitchen stuff and suggest you use disposable paper and foam as much as possible. We'll continue to provide some plates (that work under paper plates), basic flatware, and basic cooking utensils, including a glass carafe that works with the built-in coffeemaker. There is a POP-A-PLATE above the counter that dispenses simple paper plates. We'll leave a few plates in that, but please be aware that without an autoclave or other industrial/institutional equipment, it is NOT POSSIBLE to disinfect/sterilize paper products, and you may want to use your own, instead. (Paper products include paper plates/bowls/cups, paper towels, facial tissue, bathroom tissue.)
CLEANING PRODUCTS: We generally leave a bottle of dish soap in the kitchen and there are usually two bottles of cleaner with bleach. One is always in the dump/sewer bay where I use it liberally before and after dumping the tanks.
RecommendationsLocal:LOOKING, HIKING, SEEING, and DOING: Our location is on the road, literally, to the entrance to PISGAH NATIONAL FOREST: continue on past us on US64 W straight through the intersection onto US276 (that is, do not turn left to stay on US64), and you go straight into Pisgah National Forest. Between here and there, DUPONT STATE FOREST is just a little way off the road to the left. There are more waterfalls in Dupont State Forest than you can find almost anywhere else of similar size. Did you know that Pisgah National Forest began with part of the Biltmore estate? BILTMORE HOUSE AND GARDENS is only about a half hour drive away. And to maximize the "motor" part of motorhome RVing, the BLUE RIDGE PARKWAY passes nearby. Other things to noteThe vehicle is LONG and really TALL. Overhanging limbs can be a problem. Have an outside spotter when backing up.Unlike some other RVs, the bathroom lavatory drains into the black tank, making it fill faster than expected.The delivery fee and mileage will apply to delivery and *again* for retrieval because it will require two people to make two trips.

I write instructional materials for Chemistry and my wife writes juvenile mysteries and nonfiction focusing on legacy and family life. One of the ways we plan to use this new-to-us Class C is to support her writing/speaking trips.

1. We don't rent to smokers. If any of your party smoke (anything) or vape (and we WILL ask), we will turn you down. This does NOT mean you can smoke outside the coach; that doesn't work. We simply do not rent to smokers.
2. Please leave your pets at home. We like pets, but not all of our family & friends (and, we assume, our renters) can tolerate them.
3. This one is a *request*. Please leave strong fragrances at home, too, for the same reason as above.
4. We will ask about your experience with large vehicles and with RVs of any kind. If you are new to RVing, we will ask that you (a) watch several online videos about handling large vehicles, setting up camp, dumping tanks, etc. We will give all renters a thorough walk-through of the coach and an explanation of where everything is and how it works.
5. If we have back-to-back rentals, we ask that you return the coach by 10:00 a.m. We figure it will take at least 4 hours to do a thorough cleaning (including dumping, flushing, and sanitizing gray and black tanks), wash and dry the linens, wash and dry the kitchen ware, make sure all fuel tanks are topped up, and get everything ready for the next renters to pick up at 3:00 p.m. If there is no immediate need, however, we can be a little more flexible.
6. The roof is not a viewing/lounging platform, so unless you are doing maintenance, please stay off the roof.
