This is a mid-bunk design with 3 distinct separate rooms, both bedrooms have privacy doors. Back master bedroom has a king size adjustable bed, combo washer/dryer (compact camper size), full closet and dresser. Also has dedicated AC with it’s own thermostat.
The mid-bunk bedroom at two bunk beds, privacy door, TV, closet and dresser. Great for the kids!
There is a loft above the mid-bunk with a queen size mattress. This cozy space is great for the kids. Kids only in this spot, too cozy for adults.
Large open living room includes couch that pulls out into a bed (sleeps 2), dual recliners and dining table with bench seats.
Kitchen has a full-sized fridge/freezer, island with sink, microwave and gas stove top with small oven. Plenty of storage cabinets and full pantry.
Stereo system with CD, DVD and AM/FM. Interior and exterior speakers for music and movies.
Recessed LED lighting throughout the 5th wheel. RV is cable ready.
Large open living rm, outdoor stereo, LED lit awning, outside kitchen with a small outdoor propane grill. Outside Kitchen has plenty of storage also.
This RV can comfortably sleep 4 Adults and 4-5 children depending on size. Please call to discuss if you have concerns about sleeping arrangements.
This RV is equipment with emergency back up power for lighting and refrigerator operation during power outages.What DO WE Supply?
Blankets, dish towels, beach and shower towels (tell us how many guests so we have enough for everyone). We typically supply max 8 towels due to space. We include dishes (we try to think of everything but if you need something specific just let us know and we will make sure it's in there), silverware, pots and pans, and RV safe toilet paper as well as sanitizer drop ins for toilet. A coffee pot and filters as well as a tea kettle. paper towels, small vacuum, full propane tanks, some games, small propane grill with propane canister.
Over 1,000 dvd movies included. Kids, family and adult genres to choose from.Special Items Available Upon Request (Certain fees may apply depending on the request ex: Outdoor KIT (4 chairs, outdoor rug and folding table), cooler with ice, back-up generator, bicycles, tubes, dog crate, etc...Things YOU Should Bring?
Toiletries (we do try to have emergency shampoo and soaps in the RV), Coffee or Tea - (We also occasionally have grounds that we supply) please bring folding chairs or rent out Outdoor Kit, bug spray, sunscreen, rain gear it does rain sporadically here. Inner tubes in case you want to jump in the French Broad River (ask to rent ours)! Bikes, to enjoy the many bike trails. When booking your reservation at the campground please let them know our RV is 40' in length and has 5 slides, we need 50 amp service and preferably a Pull Thru site. Back in sites will work but usually not as much room as a pull through.
Please also be sure the site has Full Hook Ups. Full hookups include water, sever and 50 amp service.If the site is not full hook ups we will not be able to set up the rig and you will forfeit your deposit. This will not happen if you let the campground know you require full hooks up. If we arrive and the site only has 30 amp service you will not be able to run both AC’s and will greatly limit what you can use in the camper. If we get to a site that is not large enough and we can not get into the site easily with out damaging our rig or open our slides and the campground can not accommodate an alternate site, we will have to cancel the reservation and you will forfeit your deposit. This has never happened and will not happen if you tell them in advance we have slides on both sides and a 40ft 5th wheel.Pets:
This RV is in great condition please help us keep it that way. Well behaved dogs are welcome for a nominal fee. We will allow 1 Large Dog or 2 small dogs. They can not be left alone in the RV unless they are in a crate. Crate rental provided upon request. Accidents happen but, any damage that is caused by animals or people will result in a partial or full loss of your security deposit. Keep a sheet or blanket on the couches if your dog is not furniture trained.Sorry Cats are not allowed.
We do not rent out the RV for Burning Man or Transformus events.
Smoking and Vaping is not allowed in the RV If there is evidence of smoking in the RV you will forfeit $250.00 of your security deposit.. Please smoke/vape outside far from any open windows.
Please allow 30-40 minutes for us to setup and an additional 30 min to go over the RV with you upon delivery. Please also allow 20-30 minutes upon pick up so we can review the RV. A responsible adult must be there when we drop off the unit and pick up the unit, unless alternate arrangements are made.
