Recommendations

Most people that come here want to go into the Park, but many don't know about this:

REALLY IMPORTANT. Rocky Mountain National Park has timed entry permits again this year. Technically there are two types of Passes. One is called the Bear Lake Road Pass. It is VERY limited so if you want to go to Sprague or Bear Lake it's critical you get your pass early. That pass lets you go to both Bear Lake as well as the rest of the roads including Grand Lake.
The second option is the "rest of the park" pass. You can everywhere except Bear Lake Road.

Open Period to Purchase a Timed Entry Permit Reservation
Note: Permits issued using the reservation system will allow park visitors to enter the park within two-hour windows of availability.
Reservations to enter the park will go on sale through www.recreation.gov.
Reservations will become available on May 2 at 10 a.m. (MDT) for reservations to enter the park from May 27 through June 30.
Reservations will become available on June 1, at 10 a.m. (MDT) for reservations to enter the park during the month of July (and any remaining days that have not been booked for June).
Reservations will become available on July 1, at 10 a.m. (MDT) for reservations to enter the park during the month of August (and any remaining days that have not been booked for July).
Reservations will become available on August 1, at 10 a.m. (MDT) for reservations to enter the park during the month of September (and any remaining days that have not been booked for August).
Reservations will become available on September 1, at 10 a.m. (MDT) for reservations to enter the park during the month of October (and any remaining days that have not been booked for September).

Initially, 25 to 30 percent of permits will be held and available for purchase the day prior at 5 p.m. through recreation.gov. These are expected to sell out quickly and visitors are encouraged to plan ahead when possible.

This reservation period will be from 9 a.m. (MDT) to 3 p.m. (MDT).
Reservations are not required for this area prior to 9 am or after 3 pm.

Other things to note

There are hundreds of miles of nearly new or repaved roads in the area. We can give some ideas on places to go in addition to the National Park.

Great experiences and memories don't just happen. Want a great photo of mountains or animals? You have to actually put yourself in the place where those things actually are! Estes Valley is about an hour and a half from the Denver airport, but it's a world that is entirely different. We offer a unique opportunity, not just a camper.
How did we end up here? We traveled the country for two and a half years and now spend winters in Florida and summer in Colorado. We recently found "Glen"... a nearly perfect 5th wheel, who sadly had spent nearly his entire life in a barn. As Glen is in nearly perfect condition, he will travel with us as we move back and forth between the two states. I am sure he will look forward to an adventure with your family as well.
As you look through the photos you'll see campers in the background. Those are ones we have taken over the years right in Manor RV Park. The rest are either in RMNP or on the Peak to Peak Highway.

Q.What flexibility is available for picking up and dropping off the RV?
A.
Glen is ready at 4:00 the day of your arrival. We will want to coordinate your arrival time so you can get a complete walk-through prior to taking possession. Check-out is at 11:00 AM. If you need to leave early in the morning to catch a flight or get on the road, let me know and I can come down early to check you out.

Q.How do the electric, water and sewage hook up work while setting up at the campground?
A.
Glen does require water, sewer, and 30 amp electricity. It's all set up and connected for you.

Q.What don't you provide?
A.
Most of our guests, just bring their clothes, food, and beverages as well as personal toiletries.

Q.How many will it sleep
A.
Five. The Queen in the master will hold two adults, the fold-out love seat will hold one adult, the dinette will hold 2 children
