Dry weight (minimal extra weight from bedding and supplies).Clean, updated and ready for a nice cozy weekend!New sink, faucet, induction cooktop, recent flooring, recovered u shaped sofa. Painted, wallpapered and repainted shower/wetbathComfy master bed with memory foam topper, will be supplied with fresh linens for all three beds, rear bed is a twin/full and u shaped sofa converts to a third flat bed for two
