What's includedWe provide Towels and washcloths as well as fresh bedding to include pillows, sheets and quilts. We also provide kitchen necessities such as dishes, glasses, wine glasses, utensils, pots and pans for the gas range. Other things to noteDear Guest,Thank you for choosing our home for your vacation. We want you to have a fun and relaxing stay, but first we ask that you read and agree to our house rules/rental agreement, which helps protect the integrity of our home and property so we can continue to provide this glamping experience to guests.If you have questions prior to or during your stay please feel free to ask.NO 3rd party bookings: The person booking is a required guestCHECK IN AND CHECK OUT: The rental period begins at 4 p.m. on the day of arrival and ends at 11 a.m. on the day of departure, unless prior arrangements have been made. Late departures without prior approval will incur an extra charge of $25 per hour. The property is cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you check out.Please confirm the door and all windows are tightly closed at departure.RIGHT OF ACCESS: Owner (and any of his authorized representatives or service providers) is, by Florida law, allowed to enter the property and yard at any time with or without prior notice if they suspect any actions that might breach this contract. Owner (and any of his authorized representatives or service providers) may also enter the property and yard for any other reason necessary to maintain security and comfort of guests and/or property.NO SMOKING: Smoking or vaping is not allowed in the Property. A $200 fee will be charged if evidence is found in the unit. Smoking is permitted in yard as long as the doors and windows are closed.SEVERE WEATHER OR OTHER TRAVEL STATE OF EMERGENCY: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather or any other travel state of emergency within the above cancellation period. Early departures due to inclement weather and/or other reasons do not warrant a refund of rent or deposit. We suggest Vacation Travel Insurance on all stays. It’s important to note with all travel insurance companies you’ll have to purchase coverage before a state of emergency is declared or a storm was identified and/or named for a policy to cover said events.PETS: There are to be no pets on the Property - except with prior written authorization of host. Guests who bring a pet or pets without approval will be charged a $200 Pet Fee and will be immediately evicted from the Property without refund for remaining days on reservation.OCCUPANCYGuest agrees that no more than 4 persons (all of whom must be noted in the booking) shall (unless otherwise agreed upon) be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions under this Agreement. There are no parties allowed on the property.CONDITION AND USE OF PROPERTYGuest shall use the Property in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise (especially after 9PM) and shall not disturb, annoy, or endanger neighbors, nor shall Guest use the Property for any unlawful purposes. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.
We are not responsible for 3rd party amenity interruptions such as electricity or internet outages which are beyond our control, such as downed power lines or weather interruptions.DAMAGE: Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture.LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels.FOOD: Please keep any food you bring into the camper in sealed containers or zip lock bags, as you are camping and open food/sweets will attract ants/pests.PESTS: Please understand, we are in close proximity to wooded areas. You might see or encounter wildlife including, but not limited to: raccoon, opossums, black bears, birds, bees, wasps, mosquitoes, spiders, ants, crickets, palmetto bugs, tree roaches, and silver fish to name a few. These creatures reside in nature, and we have no control over them. We do use a pest control service in and around the home regularly to reduce the incidence of bugs. However, we cannot control mother nature, and therefore, do not refund if you encounter her business during your stay.IMPORTANT: Please do not put anything down the toilet other than the RV toilet paper provided for you. No other tissues, any other toilet paper, flushable wipes, paper towels or any type of feminine product can be flushed down the toilet. There will be a damage fee assessed for actual cost of damages done for anything that is put down the toilet that damages the RV septic system. Do not pour cooking oil or grease in any of the RV sinks or toilet as well, as this will damage the septic system of the RV and damage fees will be assessed. Do not leave air conditioning or heat running with windows or doors left open.DEFAULTIf Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made.
GUEST agrees to indemnify and save the owners harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises and any animal that is under the care of guest.
Owner accepts no liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. There will be a damage fee assessed for actual cost of damages done for anything that is put down the toilet that damages the RV septic system. Do not pour cooking oil or grease in any of the RV sinks or toilet as well, as this will damage the septic system of the RV and damage fees will be assessed. Do not leave air conditioning or heat running with windows or doors left open.DEFAULTIf Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made.
GUEST agrees to indemnify and save the owners harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises and any animal that is under the care of guest.
Owner accepts no liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions.
