I include a hand or car towable 50 gallon waste tote tank that can be used to empty grey/black water tanks on extended stays, this is up to renter to use if necessary but some campgrounds also offer a pump out service but realistically if you don’t want to have limited water use a site with full sewer is highly recommended as this would give you unlimited use with no hassle or concern. I have no issue emptying tanks at campground dump station when I pick it up but won’t come empty it during the stay as sometimes it’s 100mile trip each way. Tanks must be emptied before return. Any questions just ask.
If you opt for delivery the charge includes both delivery and pickup up. On delivery I park camper on site which sometimes can be tricky at campgrounds with lots of trees. I then set the support jacks, run the water and sewer lines when applicable and connect the power, also extend the slide out. Setup and demo almost always take as hour to go thru everything and packing up is a half hour or more. In short delivery make it’s so I just hand you the keys and ist ready to go.
If self tow renter needs to know that the jacks are for stability/support and not designed to totally lift RV off the wheels as this would bend the frame and do unrepairable damage to the entire RV, this is definitely not a task for a novice camper. Getting the wheels parked level is the most important part and sometimes requires leveling blocks under the wheel which I do provide, really depends on on the site. What's includedBasic silverware, dishes, camping chairs, telescoping hotdog and marshmallow roasting skewers, electric toaster, small stainless steel propane grill with table, outdoor carpet, Bluetooth capable stereo with in/outdoor speakers and even a couple board games for those rain days you hope not to see. There is also a smart tv in living room area, roof top antenna for basic channels.
Awning upgraded this year with a smart arm system with wind sensor. Awnings are for shade only and must be shut during any substantial rain or wind, all RV awnings are like this and must be watched carefully. The added rain and wind sensor works but is not a full proof solution. It extends or retracts at the push of a button so it's way easier than a manual awning that has a few steps to operate. Do no hang anything on awning arms because they could jam in the mechanical arms if auto close is activated by wind or rain. Will show how to operate properly on drop off. Other things to noteNo smoking, tow vehicle must be properly sized and caution to the 13ft height must be observed it’s not taller than a big rig but a low hanging tree branch would be an obstacle to avoid. I will include the use of a weight distribution hitch with the rental for a safe transport but vehicle must have brake controller or brakes won’t function. I also can deliver/ pickup within a reasonable distance so there is no need for you to even own a big truck to enjoy a big camper.
***Grey/black water Tanks need to be emptied before returning. Only RV rated toilet paper can go in tanks, otherwise it’s will cause the sensors to fail, I include some but amount of use may require more. This can be bought at big box stores and even many campgrounds have a supply.

5Jason was incredibly communicative everything was as promised plus a lot more. We had a wonderful trip and can’t recommend Jason and this camper enough. The high ceilings in this camper alone really made it worth it!

5Fantastic experience with Jason! He not only set up the camper for us, he set up the awning, the outdoor rug, and two tables! We were able to pull right up and start unpacking after our tour. He communicated quickly and offered helpful tips throughout the stay. Everything was clean and stocked. I would 100% rent from him again.
