A fabulous Deluxe Open floorplan from Coachman/Forest River, with many add-ons (extra cost) offered by Al & JoAnn creating the most memorable "Glamping" experience. You'll want to come back again and again for PSU and to explore different parts of the Northeast and Southeast on this super comfy luxury coach.Our Coachmen Leprechaun 27'11" has a Queen bed in the rear with an upgraded supreme mattress, a queen space above the cab & 2 full size beds in dinette plus jack-knife sofa, sleeping 6 or 7 depending on adults or kids.The kitchen/pantry is stocked with Keurig coffee maker (we provide some or bring your favorite coffee/tea pods), Dash toaster & Dash mini egg bite-maker to add your quiche/scramble or whatever your morning pleasure might be, whether inside kitchen or on the outside pull-out table & 110 volt plugs to do your bidding. Other surprises await you!JoAnn & Al have traveled the world, both individually and together, in Asia & Europe, and are now creating their bed & breakfast-on-wheels for their renters to enjoy their outdoor experiences.... Later on they plan to add some culinary experiences as well, but for the time being, you will have to be the chefs yourselves. Snacks and small delights you will find, but meal planning will be your job!There are multiple add-ons (extra costs) for your ease-of travel, ranging from bike racks (two different types), pop-up room with mosquito netting for those days/nights that it's needed, Coleman grill, tabletop griddle, linen packages with sheets/blankets & pillows, bathroom sets with supplies, and last, but not least a Garmin 1090 GPS with RV stats to keep you away from low hanging bridges and difficult to navigate roads.Only small/medium dogs up to 35lbs combined permitted on RV, as long as fully housetrained and approved in advance. Additional $350 deposit required, plus $25/daily per dog. No other animals permitted.What's includedAll set-up equipment with handbook/steps plus pics, 6 camping chairs & 3 tables, 10X12 outside mat, 32" & 20" flat screen TVs, DVD, Outside entertainment center, exterior pullout table w/110v plug, EasyPass for traveling in Northeast/Southeast. PLEASE reference our on-board book about steps for set-up & break-down; we use it because it's easy to forget steps and, as an example, have a mishap like leaving stabilizers down and driving off - NOT easy to fix & EXPENSIVE! For your safety and ours we require interior insurance protection ($69) called Damage Protection through Outdoorsy.
Camping chairs (6) included, 3 tables, 10X12 outdoor mat. electronic awning/outdoor entertainment center, pull-out table with 110v plugs for appliances.
Recommendations PSU has been a great destination for Football in 2022. Hershey, NASCAR is BIG for 2023! PA is always great, but especially during the summer/Fall, as well as all of the outdoors in PA. Cape May, NJ beckons to visitors from everywhere, as does the rest of the Eastern Coast down to the Carolinas. Then there is the northern route to Boston, New Hampshire and Maine. Take your pick! We did the northern route last October (NH) and Cape May last spring. Went to Southern Va, SC and FL over Turkey Day and through Mid-December for 3 weeks - Our 1st really long distance trip with both winter/warm weather/what a ball! Other things to noteWe have checklists of things to bring to help our travelers. We can also consult on places to travel in advance of your travel time. Let us know how we can help and we are more than willing to do whatever we can. We do a comprehensive orientation and check-out before we cut you loose with our deluxe RV, so come prepared to be tested on your driving skills whether experienced or 1st-timer. Plan on spending 2-2 1/2 hours before you are finished test driving, doing all check-outs of the RV and signing all agreements. WHEN YOU RETURN, PLAN ON AT LEAST 1 HOUR FOR CHECKOUT, PHOTOS AND DOCUMENT SIGNING. STRICT PET POLICY: Each Dog $25/day/dog (up to 35lbs combined - not 36, 37 or more. We expect vet record before departure) - NO OTHER PETS ALLOWED. Deposit Fee of $350 will be held, if rule not followed. $350 Deposit fee & $25/day daily fee will be charged to security deposit if dogs are brought on board without notice/payment.
RV Height is 11 Ft 3 inches. Do NOT attempt to go through ANY fast food drive-throughs/they are ONLY 9 +/- ft heights. This would cause MAJOR damage!ALL DRIVERS MUST BE APPROVED by Outdoorsy. This is per the insurance coverage guidelines. If not verified by Outdoorsy, you are not covered by insurance!NO CANDLES to be burned in coach - they can cause damage and also set off alarmCONDITION: Coach should be returned in like and cleaned condition. We will do the CDC standard cleaning/sanitizing on top of your overall cleaning - we have a standard cleaning & sanitizing fee of $169 for all rentals. Up to $250 cleaning fee if coach not returned in same condition as when departed - inside and out. "Up-to" is our choice, depending on how thorough you are.
Coach tanks are to be emptied before returning the RV, unless renter chooses to pay $100 fee and have us do the dumping for them. We double rinse black & gray tanks after they are dumped as part of our maintenance & preparation for the next renter, along with deodorizing/odor control treatments - doesn't release renter from doing their part!
Inside Insurance (called DAMAGE PROTECTION by Outdoorsy) at $69/trip is required of all renters. You will need to do this verbally with Outdoorsy. Provides $1500 inside protection not provided by the other insurance.BOONDOCKING. ANY boondocking must be agreed to and approved by owners in advance, as boondocking presents added risk to the RV. Any unauthorized boondocking will result in an automatic charge of your entire security deposit.SORRY, NO BEACH BOONDOCKING, only parking lot surfaces

JoAnn and I grew up differently, she boating with her dad in Hawaii (the local RVs), myself in Wisconsin, with people worshipping the Packers in Green Bay and the Badgers in Madison, with tailgating something everyone did. When we came to PA, Happy Valley for Penn State football was very much like Madison and the Badgers. We have been here over 10 years now, with both of us in real estate (Jo Ann in residential and Al in Commercial), and both of us very involved in Keystone Human Services, a multi-state non-profit providing residential services to mentally & physically disadvantaged individuals. We are dog people, having had a Shitzu Chloe who lived 24 years, and Zoe, a Maltese now 3 years. Dogs are welcome on our RV when weighed in/approved in advance with a $500 deposit and the interior damage interior insurance ($69). Dogs brought on without being approved means a $500 fine to your security deposit. We Love Cape May, NJ and the NE Coast, especially New Hampshire.

I rented the RV for a family trip and it was everything that was promised in the description. The owners were attentive, and the onboarding of the vehicle was very useful. It was super clean and well cared for, and I had no major problems. The RV was well stocked and had everything you could possibly need for any type of trip. The owners were helpful and accommodating with my travel and met me at the airport, which was a great help in my trip planning.

Good instruction/information provided upfront led to a successful trip. The RV was "brand new" clean and loaded with many extras and personal touches -- we overpacked! If you rent, just take your food, drink and clothing and there is little else you need.

I spent weeks searching for RV's. Looking to where I can save for the price and cost. When I contacted Allan, he responded immediately. I was a bit worried 'cause this will be my first time renting but with their warmth and friendly reception, it was perfect! Miss Joan was great with my twins, Mr. Allan made sure that we know our way around the vehicle. He practically taught me everything that we need know about RV's. It was the best experience for me and the family, we definitely had a great time. I'm a firm believer that you get what you pay for and these owners exceeded our expectations. I'm looking forward in renting from them again and I consider them to be family too as my twins call them Aunt Joan and Uncle Allan.

Q.Are there any special tricks and tips that would help with operating the RV easily?
For winter camping, experience driving RV in snow and ice is a must. 27 ft 11" lot different than driving a 24 ft RV, especially when backing, although rear camera and side cameras are great! As one camper drove off with stabilizers down & bent them, DO visual check before driving off to make sure all things are clear EVERYWHERE before driving off.
